Buying your First Home in Mission Viejo

Buying your first Home in Mission Viejo will most likely be a stressful event if your like most people. How much can you afford? Where is the best neighborhood to Buy in? How much do I need for a down payment? A monthly mortgage obligation for the next 30 years... Yikes!!! But having bought and sold many homes of mine own, and helping hundreds and hundreds of home owners purchase their first home, I can attest to you that is well worth the initial stress.

Mission Viejo has a wide range of housing designed for the first time home owner. There are currently 82 attached Condos and Townhomes for sale in Mission Viejo ranging in price from $319,900 for a 1 bedroom, 1bath on up to $679K for an attached Townhome with 3 bedrooms, 2.5 baths, 2 car garage, 2,200 SqFt of living area, and a nice sized back yard.

If one prefers detached homes, there are 111 homes for sale in Mission Viejo ranging in price from $519,900 to $1,899,000. The lowest priced detached home is a 2 bedroom, 2.5 bath home with a two car garage, and the highest priced estate comes with 4 bedrooms, 4.5 baths, and 3,800 SqFt of living area.

There are many loan programs available today in Mission Viejo that are designed for first time home buyers that did not exist just 7 years ago. There are loan programs offering no down payment of very low down payment of 3% to 5%. There are other loan programs geared for the self-employed in which you do not have to verify your income (so called stated income) if you have sufficiently good credit. In other situations it can be negotiated to have the home seller pay for your closing costs. Soccer Systems of Play, Positional Dynamics and Team Formation 4-5-1

4-5-1

Defense;

4, defenders are usually arranged as outside left, inside left, inside right and outside right.
The most recent idea is to have them lined up in a banana shape with the middle of the curve closest to the goalkeeper and the outside defenders, the points, slightly ahead but behind the midfielders.

Some considered the flat back option but this means much more communication from the capitain of the defense usually one of the insiders.
The general idea is to have the two defenders attend to the attack coming in from their side.
This format requires a high degree of verbal communication in addition to sight and hand gestures.

With both of these options the opposite outside tucks in a little to mark the center of the field covering the goal and any incoming additional attacking opponents.
When the team has possession the defenders would then play wide to stretch out the other teams attackers.
This is also known as playing it around the back.

Sometimes the defenders can be lined up in a diamond shape. This is to utilize the last player back as a "sweeper" who clears the ball up the field and out to the other defenders and mid fielders.
This player is in constant communication with the goalkeeper and relays the message to the other defenders. This is because the goalkeepers can see the complete field from their vanatge point.

At times and in some cases too often this central defender will by-pass the midfield and play it up to the forwards. I say too often because this usually has the forwards out numbered by the opposing defenders.. However there are a few "power forwards" who could handle this situation, but most are unable too.
It does create a certain amount of excitment with this surprize attacking option.

The defender at the top of the diamond is considered the "stopper" whose duty is to challenge any attack or attacking play. They usually play from side to side rather than up and down the field.
This defender is involved in shutting down any play and play making.
These players really read the game well. They need to, or they would be doing all the running as the ball is in constant motion.

Midfield;

5, midfielders,

Two outside/wing players who dominate the flanks of the field. They also act as attackers creating many scoring opportunities for their teams.
These are hard working players and a usually super-fit. However sometimes after a few runs on the side these can switch with inside players for a rest.
If this is possible, the team can keep their opponents confused and always looking for changing plays and positions.
This type of positonal play can not be defended by a man-on-man team defense. This requires a good zone defense and a constantly communicative team.

The 2 inside players are usually defensive in their roles but will become part of the attack when their team has possession. They will generally use the central midfielder to create plays and control the tempo of the game.

Forward,

This team is usually confident of their lone striker.
The striker in this formation actually acts as a "post-up" player. This means that this striker at times plays with the opposing defense at his/her back.
This player will try and stretch the defense, will receive the ball to lay it back to the oncoming team-mates to close the ground/space that this striker has created.
The cycle continues until a good scoring opportunity has been formulated.

Occationally this striker will turn and attack the goal when the timing is right.
This is usually communicated to the strikers by their team-mates.
However a great striker will sense these situations based on the run of play and the opportunities that this striker has created.

Energy Bills Soar - Again!

Second price rise announcement in less than a week as EDF Energy follows ScottishPower
14.7% increase in gas prices and 4.7% for electricity from 13th March 2006
Fifth increase in gas prices, totalling 60%, by EDF Energy since 2004
Customers to pay an extra 84 a year for energy bills, taking the average annual energy bill from 778 to 862

EDF Energy has today become the second major supplier to announce that it is increasing its prices this year, with rises of 14.7% for gas and 4.7% for electricity, according to independent switching and comparison service uSwitch.com. This comes after EDF Energy increased their prices for gas by 25% and for electricity by 19% in 2005.

EDF Energy, whose brands include London Energy, Seeboard Energy and SWEB Energy, is raising its prices for the fifth time since January 2004, and just over six months after their last price rise announcement. Todays announcement will affect over 4.7 million people in the UK, who will see their gas bills rise by 69 and electricity bills by 15. The average annual energy bill for EDF Energy customers is set to increase from 778 to 862.

The increases will come into effect on 13th March 2006.

However, 300,000 EDF Energy customers who are already on capped or fixed plans will be unaffected by the increases. In addition, the internet-based tariff is to remain unchanged, and will continue to be one of the most competitive deals available from any of the Big 6 suppliers

The Over-Rated, Social Life

I love people, so lets get that right out of the way. Therefore, Im not anti-social: it's more like selectively non-social. Whats the difference? Well, let me describe my previous life. I was married to a social butterfly. My wife liked company all the time.

Not that I wasnt a good partner, its just that there was only one of me. She preferred multiple contacts in every situation possible. We began going to church shortly after my daughter was born. But we did more than simply attend: we got involved. That meant, becoming members of various groups. The Bible-study group, the newcomers group, the planning committee and so forth. Not only did we go to Sunday service, we had additional meetings every week. This continued for several years. During that time, she also got us into neighbor watch programs, Bunko groups and work-related events. Every weekend meant a new commitment at our house or someone elses.

I had to adapt to this new lifestyle where our social-base grew exponentially at an alarming rate. We barely had a free evening for time by ourselves. My wife reveled in her friends and enjoyed the chance to talk and mingle. I was content to follow her lead and joined in the fray. But it took its toll. Initially I didnt mind the whirlwind interactions and found many of our friends interesting and compatible.

But not everyone. I found I didnt mesh with some of the church people. Oh, I was accepted, but with whom I had nothing in common. This was true for a proportion of some of our neighbors. They were polite and accommodating, but not really interested in us as friends. Perhaps our social status or other issues muddied the waters. In any regard, we werent quite up to their standards.

At various parties, we or they would host, I noticed that I would ask them a slew of questions about their work or life without a single question about myself coming in return. This occurred with an increasing frequency. Conversations were always about their latest exploits or work. They talked about their travels. They talked about their children. They talked about their hopes, dreams, and successes. If I even attempted to interject something about myself, it was tolerated for mere moments until they lost interest. Then it was back to their world.

I know that this goes on for everyone reading this article. Its just that perhaps its a best-kept secret no one likes to admit or discuss. I realized how much I began to dread the endless social scene when we changed churches and got even more involved, if it were possible. We were founding members and threw ourselves into every aspect of that institution. We helped with fundraising, activities, the music, the administration, the search for a new building, and the promotion. We were part of many groups and our social endeavors widened even farther.

Now I practically had no individual life and was ruled by a calendar. If it was Friday, it was the Jones. Saturday, the Smiths. Sunday was church, followed by a church lunch. Then Bible study in the afternoon. Wednesday was Bunko night, Thursday a birthday party, friends retirement or anniversary. Add in just plain dinner parties every weekend and there you have it. I was not relishing the days that were flashing by filled with a sea of faces, small talk, hor douvres, and constant chatter. I was burned out.

Then tragedy struck out of nowhere. My wife died and everything changed in an instant.

Its now years later, and Im lucky enough to have found a new love and remarried. I miss some of the old friends but none of the hectic pace. My first wife loved the social gatherings and I thank her for the journey into that life. But now I have a few select friends I really care about and thats okay with me. The days of endless socializing are done and Ive moved on. I imagine there are other people that can relate to my account and I have some words of wisdom. I went along with my wifes way of living because I loved her and it made her happy. That was my mission as a good husband. But I could change anything, I would have made my position known years ago and perhaps spared myself of many uncomfortable situations. So talk to your significant other if you are trapped in a social quagmire and dont be afraid to be honest. I promise, theyll still be your friend.
